What is the ADU Score Tool?

The ADU Score Tool is a free, instant eligibility checker built specifically for NYC homeowners. Enter your property address (or BBL number), and the tool pulls data from multiple NYC public records — including zoning district, lot dimensions, flood zone status, and building classification — to generate a score out of 95 points. That score tells you how strong a candidate your property is for building an Accessory Dwelling Unit under the City of Yes regulations.

How does the scoring work?

Your score is calculated from two components. First, the tool runs automatic calculations based on 13 objective factors drawn from NYC public records — things like your zoning district, whether you're in a flood zone, your available floor area, lot width, lot depth, and side yard clearance. Each factor adds points to your total. Second, you can add points through "Your Selections" — answering questions about your property that the tool can't determine automatically, such as whether you'd be willing to convert a garage or attic, or whether you have rear yard access for construction. The combined score places your property into a tier ranking (e.g., Tier 1: Strong Candidate) along with a plain-language explanation of what your score means.

What does my score actually mean?

Your score is a preliminary screening — not a permit approval. A high score means your property meets many of the basic zoning and site requirements that make ADU development feasible. The report also flags potential complications, such as flood vulnerabilities or property classifications that may require additional review. Think of it as a first step that tells you whether it's worth investing time and money into a professional assessment.

Is the tool really free?

Yes. The ADU Score Tool is currently free to use. There is no charge and no obligation. You will need to provide your email address to receive your results, and the assessment is generated instantly on screen.

Who is behind ADU Advisory?

ADU Advisory is led by Robert LiMandri, the former Commissioner of the NYC Department of Buildings. During his tenure, Robert led the NYC Construction Code Revision, oversaw the post–Hurricane Sandy recovery assessment of over 40,000 properties, and helped develop PlaNYC, the city's long-term sustainability blueprint. ADU Advisory is backed by the Copper Beech Project, Robert's real estate consulting and advisory firm. The team includes former city officials, code and zoning experts, and construction professionals with deep experience navigating NYC's regulatory landscape.

Which areas does the tool cover?

The ADU Score Tool currently covers all five NYC boroughs — Queens, Brooklyn, the Bronx, Staten Island, and Manhattan. You can search by street address or by Borough, Block, and Lot (BBL) number. Coverage may expand to other regions in the future.

What are the City of Yes ADU regulations?

In December 2024, New York City enacted Local Laws 126 and 127 as part of the "City of Yes for Housing Opportunity" initiative. These laws allow homeowners of one- and two-family properties to add one Accessory Dwelling Unit per lot — up to 800 square feet — through basement or attic conversions, garage conversions, attached additions, or detached backyard structures. There are specific restrictions based on zoning district, flood zone, historic district status, and building type. The ADU Score Tool is designed to evaluate your property against these requirements.

What can't the tool tell me?

The tool provides a data-driven preliminary screening, but it doesn't replace professional due diligence. It cannot assess interior structural conditions, utility capacity, soil conditions, or the full scope of construction costs. It also cannot guarantee permit approval — final eligibility depends on the NYC Department of Buildings review process and the specific design of your ADU project. For properties that receive a strong score, we recommend connecting with an ADU advisor for a comprehensive assessment.

What happens after I get my score?

Your report includes a detailed breakdown of every factor that went into your score, a section explaining what your results mean, and recommended next steps. From there, you can download your report, share it with a professional, or connect directly with the ADU Advisory team to discuss your options.
